Water Heater Services in Olympia and the South Sound

Hot water is one of those things you notice immediately when it stops working. A cold shower, a leaking tank, rusty water, or a heater that cannot keep up with your household usually means the system needs attention from a licensed plumber.

Olympic Plumbing Technology provides water heater repair, replacement, installation, and maintenance for homes throughout Olympia and the South Sound. Our plumbers work on traditional tank water heaters, tankless water heaters, gas units, electric units, and hybrid systems. Our job is to find the real issue, explain your options clearly, and complete the work safely.

Whether your water heater needs a simple repair or it is time to replace the unit, we help you make the right call without pressure or guesswork.

Water Heater Repair

Not every water heater problem means the system has failed. Many issues can be repaired if the tank is in good condition and the unit is not near the end of its service life.

Common water heater repair calls include:

  • No hot water
  • Hot water that runs out too quickly
  • Water that gets too hot or not hot enough
  • Leaks near the tank, valves, or supply lines
  • Popping, rumbling, or banging noises
  • Pilot light or ignition problems
  • Faulty thermostats or heating elements
  • Rust-colored or cloudy hot water
  • Water pressure changes at hot water fixtures

During a plumbing repair visit, we inspect the water heater, check the visible plumbing connections, look for signs of corrosion or leakage, and test the components that control heating and safety. If the issue can be repaired responsibly, we explain the repair and complete the work. If repair would only delay a larger failure, we tell you that too.

A water heater repair should solve the problem, not hide it for a few weeks.

Water Heater Replacement

Some water heaters reach a point where replacement is the safer and more practical choice. This is especially true when the tank is leaking, the unit is badly corroded, repair costs are high, or the system can no longer keep up with daily demand.

Replacement may be the better option if:

  • The tank itself is leaking
  • The water heater is near or past its expected lifespan
  • Repairs are becoming frequent
  • Hot water capacity no longer fits the home
  • The unit has visible rust or corrosion
  • Energy bills have increased without another clear cause
  • The system was installed poorly or no longer meets current requirements

When replacement makes sense, we help you choose the right size and type of water heater for the home. That includes looking at household size, fixture use, available space, fuel source, venting needs, and the way your family actually uses hot water.

We remove the old unit, install the new water heater, connect the plumbing correctly, test the system, and check for safe operation before the job is finished.

New Water Heater Installation

Water heater installation is not just a matter of swapping one tank for another. The wrong size, poor venting, bad connections, missing safety components, or careless placement can cause performance issues and safety concerns.

Olympic Plumbing Technology installs water heaters with attention to the full system around the unit. That includes the water lines, shutoff valves, expansion control where needed, gas or electrical connections, venting, drainage, and access for future service.

A proper installation should give the home steady hot water, safe operation, and a clean setup that can be maintained over time.

Tank Water Heaters

Traditional tank water heaters store heated water so it is ready when you need it. They are a familiar, dependable option for many homes in the South Sound.

Tank water heaters are often a good fit when the home already has the right space, venting, and fuel source in place. They can also be a practical choice when upfront cost, straightforward replacement, and predictable performance matter most.

We repair, replace, and install gas and electric tank water heaters. If your current tank is undersized, aging, leaking, or struggling to recover after regular use, we can help determine whether a repair is enough or whether a properly sized replacement would serve the home better.

Tankless Water Heaters

Tankless water heaters heat water as it passes through the unit instead of storing it in a tank. They can be a strong option for homeowners who want a compact system, longer expected service life, and hot water that is not limited by stored tank capacity.

Tankless systems still need the right setup. Gas supply, venting, water quality, fixture demand, and maintenance access all matter. A tankless unit that is poorly selected or poorly installed can disappoint quickly.

Olympic Plumbing Technology services and installs tankless water heaters for homes where the system is a good fit. We can help you compare tank and tankless options based on your household, not just the equipment brochure.

Water Heater Maintenance and Flushing

Routine plumbing maintenance helps a water heater run more reliably and can reduce the chance of avoidable repairs. In the South Sound, sediment buildup, age, water quality, and regular household demand can all affect performance over time.

Water heater maintenance may include:

  • Flushing the tank to help remove sediment buildup
  • Checking visible water connections for leaks or corrosion
  • Inspecting shutoff valves and other accessible components
  • Looking for signs of rust, moisture, or pressure-related issues
  • Confirming the system is operating normally
  • Servicing tankless water heaters to help protect performance and efficiency

If your water heater has not been serviced in a while, maintenance is a practical way to catch small problems before they become larger ones. Homeowners who want recurring plumbing care can also ask about our Legend Membership Program during a service visit.

Emergency Water Heater Help

A leaking water heater can damage flooring, walls, storage areas, and nearby equipment. A complete loss of hot water can also disrupt the entire household, especially when children, older adults, or daily routines depend on it.

Call for help right away if you notice:

  • Water pooling around the heater
  • A tank leak
  • A strong gas smell near a gas water heater
  • Scalding water
  • Electrical issues near the unit
  • A water heater that will not shut off properly
  • Sudden loss of hot water with visible leaking

If there is active flooding, shut off the water supply to the unit if you can do so safely. For a suspected gas issue, leave the area and contact the gas utility or emergency services before calling for emergency plumbing service.

How Our Water Heater Service Works

Every home is a little different, so we do not treat water heater calls like a one-size-fits-all job.

First, we inspect the water heater and the surrounding plumbing. We look at the age and condition of the unit, the type of system, visible leaks, valves, venting, fuel or power connections, and the symptoms you have noticed.

Next, we identify the likely cause of the problem. That may involve checking heating components, thermostats, ignition, pilot assembly, pressure-related issues, corrosion, or signs that the tank itself is failing.

Then we explain your options. If repair is reasonable, we tell you what needs to be fixed. If replacement is the better long-term choice, we explain why and help you choose the right system for your home.

Once the work is approved, we complete the repair, replacement, installation, flush, or maintenance service. Before leaving, we test the system, check for leaks, confirm hot water performance, and make sure the work area is clean.

What Our Customers Say About Us

I had a severely clogged kitchen sink drain that I had tried everything myself to unclog. Finally called in the big guns at Olympic Plumbing. They sent us Technician Steven Shoopman and he went way above and beyond to make certain we have a long lasting, trouble free drain. He ran the camera down several times afterwards to ensure he got a good fix. When he spotted remaining grease pockets he didn't call it good enough, he kept at it until it was fully cleared. I was extremely impressed by his tenacity and professionalism. Definitely got our money's worth....thank you Steven, well done!!

I had Robby J. come out and take a look at my spare bathroom valves and we had some issues finding a replacement valve at first but we did find one. Since I have an older home it’s been difficult repairing/replacing certain things which has been incredibly frustrating. But Robby was a big help on walking me through everything and even provided me with some financing options to lessen the blow which makes me incredibly happy that I have options. Thank you again for really helping me figure out my next steps and what options would guarantee a long-term solution. I appreciate your time and what you do for the community.

Great job along with being patient and working with me to answer any questions I had! Highly recommend! Follow-Up 18 May 2026: First off, every employee has been kind and courteous. This actual physical installation of the system is great, the plumbing is clean and tidy and looks great. The problem is the system. It really hasn’t worked, or at least hasn’t worked like I expected. I get a maximum of 100 gallons of water before iron starts to appear in the water again. When I got the work done I was given three options, so I the middle priced option that was presented as a “good” option, but not then “best” or “Peace of Mind” as Olympic put it. Anyway, I had a tech come back out and they checked the controller setting and nothing seemed out of order. I am still having them problem, and yesterday 17 May, the system only gave me 60 gallons of water before iron/color came back into my water. I have another appointment today 18 May, and will continue to post updates. No one ever told me what kind of Iron is in my water, but I think the “Good” system option would still give me enough water to have hundreds of gallons. Right I have to regen every day, maybe twice because if our water needs. I hope they can come up with a solution.
