Water Heater Installation & Repair in Olympia and the South Sound

Hot water is one of those things you notice immediately when it stops working. A cold shower, a leaking tank, rusty water, or a heater that cannot keep up with your household usually means the system needs attention from a licensed plumber.

Olympic Plumbing Technology provides water heater installation, replacement, repair, maintenance, and inspection for homes and businesses throughout Olympia and the South Sound. Our plumbers service gas and electric water heaters, traditional tank systems, tankless units, heat pump water heaters, and other high-efficiency equipment.

Whether your water heater needs a simple repair or it is time to replace the unit, we help you make the right call without pressure or guesswork.

Water Heater Repair

Not every water heater problem means the entire system has failed. Many issues can be corrected when the tank remains in good condition and the equipment has not reached the end of its practical service life.

Common water heater repair calls include:

  • No hot water

  • Hot water that runs out too quickly

  • Water that is too hot or not hot enough

  • Leaks around the tank, valves, or supply lines

  • Popping, rumbling, or banging noises

  • Pilot light or ignition problems

  • Faulty thermostats

  • Failed electric heating elements

  • Rust-colored or cloudy hot water

  • Pressure changes at hot-water fixtures

  • A faulty temperature and pressure relief valve

  • Problems with a hot-water recirculation pump

During a water heater repair visit, we inspect the equipment and visible plumbing connections, look for corrosion or leakage, and test the components responsible for heating and safe operation. Depending on what we find, the appropriate repair may involve pilot light service, water heater thermostat replacement, heating element replacement, temperature and pressure valve replacement, or another targeted correction.

If the problem can be repaired responsibly, we explain the recommended work. If a repair would only delay a larger failure, we will explain why replacement may provide better long-term value.

Water Heater Replacement

Some water heaters reach a point where replacement is the safer and more practical choice. This is especially true when the tank is leaking, the unit is badly corroded, repair costs are high, or the system can no longer keep up with daily demand.

Replacement may be the better option if:

  • The tank itself is leaking

  • The water heater is near or past its expected lifespan

  • Repairs are becoming frequent

  • Hot water capacity no longer fits the home

  • The unit has visible rust or corrosion

  • Energy bills have increased without another clear cause

  • The system was installed poorly or no longer meets current requirements

When replacement makes sense, we help you choose the right size and type of water heater for the home. That includes looking at household size, fixture use, available space, fuel source, venting needs, and the way your family actually uses hot water.

We remove the old unit, install the new water heater, connect the plumbing correctly, test the system, and check for safe operation before the job is finished.

New Water Heater Installation

A dependable water heater begins with proper equipment selection and installation. The wrong size, inadequate venting, poor connections, missing safety components, or unsuitable placement can reduce performance and create safety concerns.

Olympic Plumbing Technology installs water heaters in new homes, remodeled spaces, additions, and properties converting to a different type of system. We account for the unit’s capacity, fuel or electrical requirements, venting, drainage, shutoff valves, and available service space.

When required by the system and local installation conditions, we can also install a water heater expansion tank to help manage thermal expansion within the plumbing system. Once installation is complete, we test the equipment, check its connections, and confirm that it is delivering hot water properly.

Tank Water Heaters

Traditional tank water heaters store heated water so it is ready when you need it. They are a familiar, dependable option for many homes in the South Sound.

Tank water heaters are often a good fit when the home already has the right space, venting, and fuel source in place. They can also be a practical choice when upfront cost, straightforward replacement, and predictable performance matter most.

We repair, replace, and install gas and electric tank water heaters. If your current tank is undersized, aging, leaking, or struggling to recover after regular use, we can help determine whether a repair is enough or whether a properly sized replacement would serve the home better.

Gas and Electric Water Heaters

Gas and electric water heaters use different components to produce hot water, and each type presents its own installation and repair requirements.

Gas water heaters depend on a safe fuel connection, proper combustion, reliable ignition, and adequate venting. Problems may involve the pilot light, burner, gas control valve, venting system, or thermostat.

Electric water heaters commonly use upper and lower heating elements controlled by thermostats. If one of these components fails, the unit may produce no hot water, insufficient hot water, or inconsistent temperatures. Our plumbers can inspect the system and determine whether thermostat replacement, heating element replacement, or a complete water heater replacement is appropriate.

Tankless Water Heaters

Tankless water heaters heat water as it passes through the unit instead of storing it in a tank. They can be a strong option for homeowners who want a compact system, longer expected service life, and hot water that is not limited by stored tank capacity.

Tankless systems still need the right setup. Gas supply, venting, water quality, fixture demand, and maintenance access all matter. A tankless unit that is poorly selected or poorly installed can disappoint quickly.

Olympic Plumbing Technology services and installs tankless water heaters for homes where the system is a good fit. We can help you compare tank and tankless options based on your household, not just the equipment brochure.

Tankless Water Heater Installation and Repair

Tankless water heaters heat water as it passes through the unit instead of storing it in a tank. They can be a strong option for homeowners who want a compact system, longer expected service life, and hot water that is not limited by stored tank capacity.

Successful tankless water heater installation depends on more than choosing a unit. Gas supply, electrical capacity, venting, water quality, fixture demand, and maintenance access all affect performance. We evaluate these conditions and size the equipment according to the property’s expected hot-water use.

Olympic Plumbing Technology also provides tankless water heater repair for ignition failures, mineral accumulation, temperature fluctuations, flow-related problems, error codes, and systems that are not producing hot water. We can help determine whether the unit needs cleaning, a component repair, or replacement.

Water Heater Maintenance, Inspections, and Flushing

Routine maintenance helps a water heater operate more reliably and can reduce the likelihood of preventable repairs. In the South Sound, sediment, water quality, equipment age, and regular demand can all affect performance over time.

Water heater maintenance and inspection may include:

  • Flushing a tank water heater to remove accumulated sediment

  • Inspecting accessible water connections for leaks or corrosion

  • Checking shutoff valves and drainage components

  • Looking for rust, moisture, or pressure-related problems

  • Checking the temperature and pressure relief valve

  • Inspecting the anode rod in applicable tank systems

  • Evaluating the thermostat, heating elements, ignition, or pilot assembly

  • Examining venting on applicable gas-fired equipment

  • Checking an installed expansion tank

  • Servicing tankless equipment to address mineral accumulation

  • Confirming that the system heats and operates normally

An anode rod helps protect a steel tank from internal corrosion. When inspection shows that it has been substantially depleted, anode rod replacement may help protect a tank that is otherwise in serviceable condition.

If your water heater has not been inspected or flushed recently, maintenance provides an opportunity to identify developing problems before they cause a loss of hot water or a damaging leak. Homeowners interested in recurring plumbing care can also ask about our Legend Membership Program.

Water Heater Leak Repair

Water around a water heater does not always come from a ruptured tank. The source may be a loose connection, supply line, drain valve, temperature and pressure relief valve, expansion-related problem, or another accessible component.

We use professional leak detection methods before recommending a repair. A leaking connection or replaceable valve may be repairable, while water escaping through a corroded tank generally means the water heater needs to be replaced.

Because even a small leak can damage flooring, walls, and nearby equipment, water heater leaks should be inspected promptly.

Emergency Water Heater Help

A leaking water heater can damage flooring, walls, storage areas, and nearby equipment. A complete loss of hot water can also disrupt the entire household, especially when children, older adults, or daily routines depend on it.

Call for help right away if you notice:

  • Water pooling around the heater

  • A tank leak

  • A strong gas smell near a gas water heater

  • Scalding water

  • Electrical issues near the unit

  • A water heater that will not shut off properly

  • Sudden loss of hot water with visible leaking

If there is active flooding, shut off the water supply to the unit if you can do so safely. For a suspected gas issue, leave the area and contact the gas utility or emergency services before calling for emergency plumbing service.

How Our Water Heater Service Works

Every property and water heater problem is different, so we begin with an inspection of the equipment and its surrounding plumbing. We look at the system’s age, condition, fuel source, visible connections, valves, venting, and the symptoms you have noticed.

We then identify the likely cause of the problem. That may include checking thermostats, electric heating elements, ignition components, the pilot assembly, the temperature and pressure relief valve, the expansion tank, or signs of internal tank failure.

After the inspection, we explain whether repair, maintenance, or replacement is the most practical option. Once the work is approved, we complete the repair, installation, replacement, flush, or maintenance service. Before leaving, we test the equipment, check for leaks, confirm hot-water performance, and clean the work area.

My water heater died over the weekend and after troubleshooting it myself, I knew it needed replacement. After calling Olympic Plumbing, Darin was sent out to assess the situation and performed a safety inspection of my plumbing. He agreed with replacement and explained the possible causes for the water heater ultimately failing. The following day, Darin and Jake swapped out the water heater, improved the piping situation and somehow made the furnace room looking better than it did before which is an absolute plus! Whoever had done the plumbing in the house previously had done a terrible job. Great experience overall!
